EXTREME HARDWOOD FLOORING REPAIRS AND RESTORATIONS ~ LAGUNA BEACH & NEWPORT BEACH


VINTAGE LAGUNA BEACH HARDWOOD FLOOR RESTORATION AND REFINSHING PROJECT:


This
1938 Laguna Beach cottage had eight layers of floor covering material on top of the original hardwood floor that had to be removed before the repair and refinish work could begin. The demolition consisted of carpet, padding, tack-strips, vinyl, particleboard, plywood, asphalt tile, asphalt paper, and asphalt adhesive. I also had to pull out approximately 1,800 (one every six inches) of common-head nails that fastened the particleboard to the wood floor.


The following photos illustrate the reconstruction of this Laguna Beach project from demolition, termite damage and pet urine stains repairs, to this totally restored refinished hardwood floor. You can see how this wood floor was refurbished from what seemed impossible to a complete vintage restoration.
The hardwood floor is a common grade White Oak which explains the variegation or broad difference in color from a piece to piece. The initial coats of finish were tinted to blend the difference between the newly repaired areas with the existing old wood floor, plus it gave the homeowner the color she wanted.

NOTE: There are several other refinishing processes that can be worked to improve the look of an aged hardwood floor in poor shape, the choice would depend on the desired result. In this case, I suggested staining the wood floor due to its condition, but the homeowner wanted natural.

Please, do not think that every old hardwood floor would be in this condition once the carpet is removed. A matter of fact, in the 35-plus years that I have been doing this work, this is the second wood floor I have encountered in this severe condition. The only purpose of the following photos is to illustrate my abilities and what I can accomplish with a hardwood floor either it be aged or new. However, please understand that even with the most detailed attention I gave this Laguna Beach cottage hardwood floor, the oxidation and patina still remained, which comes with age.

NEWPORT BEACH HARDWOOD FLOOR RESTORATION AND REFINISHING PROJECT:


This is the second opportunity working for this Newport Beach homeowner. Upon my first visit, I installed this Santos Mahogany hardwood floor on the top level, and I installed, sanded and finished a solid Santos Mahogany staircase. Years later, the homeowner decided to do a major whole-house remodel. With the remodel came room reconfigurations. So I was asked on a second visit to repair the several open areas and refinish the hardwood floor and staircase. What made this restoration project a challenge was not necessarily the amount of repairs but the lightweight concrete subfloor the wood floor was glued to. With my applied forethought during the original installation, I prepared this gypsum subfloor in such a way that if there were any future repairs, such as here, there would be minimal damage to the subfloor.
